The only requirement necessary to install solar panels for a community of flats is that the property has the minimum space needed for its installation.

If there is little space, the normal thing will be to carry out an individual self-consumption project where all the energy generated is directed to supplying the light for the general services of the community. In this case, the savings achieved by the participating neighbours is the reduction of community expenses and respectively the reduction of the monthly community fee.

If there is enough space on the roof, the ideal will be to make a collective self-consumption installation where all the neighbors who decide to invest can benefit twice:

On the one hand, they will reduce the electricity bill of the general services of the community by allocating part of the energy generated to that supply. This will allow, as in the first case, to reduce the monthly community expenses and lower your monthly community fee.

On the other hand, the rest of the energy produced by the panels will go to the homes of each participating neighbor. Thanks to this, a direct saving is achieved in the electricity bills of each home.

Steps for the installation of solar panels in a condominium community

If you are interested in promoting a project of these characteristics within your community, here are the steps to follow:

  1. Validate that the community has an area suitable for the placement of solar panels: it is important that before mobilizing the entire community in a project like this, it is analyzed if there is a useful area to put solar panels (mainly a surface with good orientation, preferably south, and free of shadows).
  2. Contact with the president or administrator of the community: although it may not seem so, it will be necessary to transfer this desire to carry out this project to the president or administrator of the community in order to put it on the agenda of the next meeting of neighbors.
  3. Contact an energy company: in order to communicate and inform all the owners of the type of project to be carried out, it will be necessary to have a proposal of the project to be presented at the meeting. Therefore, we recommend that you contact an energy company that carries out this type of installations. You should provide information such as: total number of owners, electricity bills, available surface area... The more information you provide, the more accurate the proposal will be.
  4. Gather the whole community: at the meeting, the project should be presented and put to a vote to know the owners who are interested in participating and those who are not. An agreement must be reached to use the community space and move forward with the project. Normally, the favorable vote of at least one third of the owners is required and must be stated in the minutes of the meeting. Not all owners are required to participate.
  5. Signing of the contract and execution: if the result of the vote is favorable, and the project is accepted in the minutes, the only thing left to do is to transfer this fact to the energy company in order to continue with the project. From this point on, everything will be in the hands of this company and it will not be necessary to do anything else on the part of the owners.
